What is a roof certification, and when do I need one?
A roof certification is a written statement from a licensed roofing contractor confirming your roof has been inspected and is in good condition with a specific remaining life expectancy. You typically need one when selling your home (buyers and agents often request them), when your insurance company flags your roof, or when a lender requires it for mortgage approval. It’s separate from a standard home inspection and carries more weight because a specialist performs it.
What does your roof inspection cover?
We inspect the full roof system, including shingle condition (granule loss, curling, cracking, missing), flashing around chimneys, vents, and skylights, valleys and transitions, gutters and drainage, ventilation, decking condition, and signs of moisture damage, wood rot, or organic growth. We also check the attic when it’s accessible. You get a detailed report with photos and clear recommendations.
How often should I have my roof inspected?
